Project Description
Over the past four years, LMAC Group has delivered a rolling programme of refurbishment, compliance upgrades and improvement works across multiple Peabody community centres throughout London.
These facilities form an important part of Peabody’s housing estates and provide essential spaces for residents to meet, learn, celebrate and access community services. LMAC has supported Peabody in maintaining and enhancing these buildings so they remain safe, compliant, accessible and welcoming environments for local residents.
The works have included a broad range of building refurbishment, mechanical and electrical upgrades, and fire safety improvements, delivered within live community settings where maintaining access for residents and community groups has been critical.
LMAC’s multidisciplinary capability across Building Services, Mechanical & Electrical, Fire Protection and Sustainability Solutions has enabled Peabody to appoint a single trusted contractor capable of delivering multiple workstreams across different sites.

Delivery Approach
Delivering refurbishment works within live community centres requires careful coordination and stakeholder engagement. These facilities regularly host a variety of activities including:
- Children’s parties and youth clubs

- Training sessions and workshops
- Cultural and festive gatherings
LMAC worked closely with Peabody’s asset management teams, centre staff, and local residents to carefully programme works around community activities, ensuring minimal disruption and maintaining safe access wherever possible.
Works were delivered using a phased and collaborative approach, with clear communication and regular progress updates provided to stakeholders.
Social Value and Community Engagement
In addition to the physical refurbishment works, LMAC has actively contributed to the wider wellbeing of the communities served by these centres.
Our social value initiatives have included:
- Donating practical appliances such as fridges and air fryers to community centres
- Supporting community events and social gatherings
- Installing bike storage facilities to encourage sustainable travel
- Creating opportunities for local residents to engage with improvement projects
These initiatives help to ensure that the community centres continue to serve as vibrant, inclusive hubs that bring residents together.
Outcomes
Through this ongoing programme of works, LMAC has helped Peabody to:
- Improve the safety and compliance of community facilities
- Enhance the quality and usability of shared spaces
- Maintain buildings that support community cohesion and wellbeing
- Deliver improvements across multiple sites through a single trusted contractor
The result is a network of refreshed, compliant and welcoming community spaces that continue to support Peabody residents across London.
How we met the challenges
These centres serve as multifaceted hubs where diverse activities such as children’s parties, festive gatherings, and communal workspaces take place. LMAC’s dedication to ensuring that these spaces are not only safe but also conducive to a wide range of community activities reflects a genuine commitment to enhancing the quality of life for local residents.
Moreover, LMAC’s social value promise goes beyond the realm of construction and refurbishment. By donating practical items like air fryers and fridges and organising community nights and bike sheds, LMAC is actively enriching the fabric of community life. These gestures not only enhance the functionality and convenience of the centres but also foster a sense of ownership and pride among residents, who see these spaces as integral to their daily lives.
Through close collaboration with Peabody and a genuine engagement with the communities they serve, LMAC is not only improving physical infrastructure but also nurturing a sense of belonging and solidarity. Their efforts contribute to the creation of vibrant, inclusive communities where residents can come together, celebrate, and thrive.
