Project Description
Lewisham and Greenwich NHS Trust are going through a programme of refurbishment to the staff accommodation at their hospitals for the benefit their dedicated workforce. The facilities at St. Nicholas House provide 128 rooms over 8 floors, with the 1st and 2nd floor being the Directors offices.
LMAC undertook the complete fit out of each apartments kitchens, bedrooms and bathrooms, fitting Whiterock paneling to the baths and showers and anti-slip vinyl flooring and redecoration throughout. We completed EICR reports and provided new installation certification for compliance of the lighting, sockets and re-wiring, ensuring any new penetrations were fire stopped accordingly.
All communal areas were fitted with new electrical re-wiring and emergency lighting, flooring and redecorations.
Due to the poor workmanship of an incumbent contractor who were removed, the client requested that we completed the installation of fire doors, using our BM Trada certified engineers, and painting and decorating on a patient ward. Works were completed during the night to cause the least disruption to staff and patients.
Through our excellent delivery we have secured further similar works at Princess Royal Hospital, Orpington.

How we met the challenges
Delivery approach on live wards and accommodation
- We executed fire door installation and painting works during night shifts to reduce disruption to ward operations
- We aligned accommodation works to staff shift patterns to maintain access and continuity of use at St Nicholas House
- We deployed BM TRADA certified engineers for fire door remedial and installation works
- We produced EICR and installation certification, ensuring penetrations were fire-stopped and recorded for compliance in staff accommodation and communal areas.
Evidence from completed QEH packages
- At St Nicholas House within Queen Elizabeth Hospital, we delivered fire remedial works, including fire doors and decorations on a live ward, working nights to maintain care delivery
- The St Nicholas House programme covered 128 rooms over 8 floors with new wiring, emergency lighting, and fire stopping in both rooms and communal areas

- Our HSQE Manager, Maxwell Diaba (CMIOSH), holds the FDIS Fire Door Diploma and ABBE Level 3 Award in Fire Door Inspection, and leads policy, audits, training, and continuous improvement aligned to CDM 2015 and the Building Safety Act
- We run internal audits, site inspections, KPI monitoring, and management reviews, implementing corrective actions to improve performance
- Our workforce holds the required CSCS/CPCS and role-appropriate qualifications, tracked in a live skills matrix with ongoing competency assessments
- LMAC holds Constructionline registration, NICEIC Approved Contractor/Domestic Installer status, and Cyber Essentials certification.
Wider programme alignment
- Lewisham and Greenwich NHS Trust progressed infrastructure and upgrade works at Queen Elizabeth Hospital through a structured programme to raise compliance with applicable HBNs and HTMs on a live site
- The Trust’s sitewide infrastructure investment at Queen Elizabeth Hospital has been delivered in phases to improve electrical distribution, energy centre resilience, and ventilation in theatres and wards, requiring close coordination with facilities management and clinical teams.
Results to date
- We sustained delivery under our Queen Elizabeth Hospital contract with VINCI Facilities from April 2021, covering electrical testing and upgrades across occupied areas
- We completed St Nicholas House accommodation upgrades and certification across 128 rooms and communal areas, integrating fire stopping and emergency lighting
- We delivered ward refurbishments at Queen Elizabeth Hospital (Greenwich), with installed fire door replacements and compartmentation measures
- Completed 600+ fire door installations across the hospital estate. This door renewal programme has significantly improved the level of Fire Safety compliance across the estate.
