Project Description

Working with Wates we were appointed to provide general refurbishment and specialist electrical services within the London Borough of Brent for the housing management team. The work was across 2500 properties across a 24 month period.

LMAC scheduled a 2 appointment schedule of works, the first being EICR reports followed up with a second to carry out completion of works within 7 days. This meant the least disruption to residents. Additions to the programme consisted of the refurbishment of over 50 void properties and resurfacing to 15 housing estates.

Challenges

Our immediate challenge was to gain access to such a large number of properties across various locations and to work with the appointed  Asbestos Removal Contractor to keep to programme.

How we met the Challenges

By appointing  Resident Liaison Officers (RLO’s) we were able to alleviate logistical issues and ensure works could be carried out to the required programme. Work was  batched by location and  a back-up list of quick access properties was prepared so  that we could easily transfer work if no access was given on the arranged day.

Working closely with the Asbestos contractor through weekly scheduling meetings we avoided clashes and ensure they programmed their labour so timescales were achieved.

Our excellent customer service contributed to Wates winning the ‘Most Helpful Contractor ‘vat the Brent Resident Awards Ceremony.
