Working closely with Westminster City Council LMAC were appointed to deliver integrated asset management services to the Council’s 22,000 homes.
This included repairs, planned and cyclical maintenance programs, improvement works as well as undertaking gas servicing, repairs, and boiler renewals to 200 domestic gas heating systems.
We delivered an enhanced service to supported housing which included Reactive maintenance, Disrepair, Void refurbishment, Electrical upgrade, Passive fire Protection, Mechanical upgrades, Tenant hall refurbishment and concrete repairs.
A a single point of contact for residents and scheme managers was maintained through a dedicated project team. We also undertook strategic asset management surveys / reports providing details on individual property repairs and investment needs; communal block enhancements and provided a handy person service.
Our operatives were on hand as part of the Westminster on Wheels (WOW) mobile housing service, it visited residents on their doorsteps and helped resolve housing maintenance issues.
This was very successful and was very encouraging with 95% of residents stating they were happy to have access to WOW.
