Project Description
This four-storey new build features 23 flats was constructed on the site of the old North Sea Hotel, which had stood empty and boarded up for 14 years before its demolition. The hotel had been described as “a blot on the landscape of our seafront” by former mayor of Felixstowe Graham Newman because of its dilapidated appearance. The building is now a modern design development in the seafront conservation area. The ground floor frontage onto Sea Road also contains 2,333sq ft of retail space.
LMAC were engaged to complete the Mechanical and Electrical installations to this new apartment block. As this was a new build project we engaged with the client at an early stage on the design for the installations. Each flat was fitted with fire alarms, data cabling for telecoms and media, heating systems including boilers, radiators and ventilation and sanitaryware.
The plant room was fitted with a large water tank with a booster sent to ensure flow of water.
We also installed access control door entry systems to communal areas and completed the retail commercial units to shell and core on the ground floors.
Challenges
The works started on this project just as the COVID -19 lockdown began which meant we had to change the programme and alter all our health and safety procedures quickly to fall in line with government guidelines.
How we met the Challenges
Our health and safety team worked very quickly to alter our health and safety procedures to which were introduced to the workforce by way of toolbox talks. These included safe distancing PPE and COVID testing.
